55-Hectare Wine Estate in the Côtes De Provence Aop Region with a Beautiful Bastide

Location: This property is very well connected, just 15 minutes from Brignoles or the A8 motorway, 1 hour from Marseille airport, 1 hour from St Tropez or all the quality beaches.


DESCRIPTION: A Provençal postcard! In a very privileged location, ideally situated in unspoilt valleys, this estate benefits from a very high-quality terroir. The origins of this magnificent property date back to the 17th century.


THE Buildings: The main residence has approximately 1,200 m² of living space and opens onto a terrace and grounds with a swimming pool and summer kitchen. The house offers a large number of bedrooms and numerous spaces allowing for the creation of several apartments. The country house was renovated 20 years ago. A large terrace runs along its entire length, overlooking the park shaded by four beautiful plane trees. The pool area is slightly lower down for optimal sunshine.


A renovated outbuilding, with a lounge, kitchen and two bedrooms, completes the property.


The wine cellar was redesigned and renovated in 2018. It is organised according to modern winemaking techniques: cold management and gravity.


The storage, bottling and packaging rooms allow the estate to be completely self-sufficient in terms of production, but also to develop a wine trading business.


In the immediate vicinity of the cellar, another building houses the offices, a tasting room and the sales cellar, as well as an 80 m² three-bedroom apartment where the vineyard manager lives.


A shed is currently being built at the entrance to the estate, away from the buildings, to house all the cultivation equipment on approximately 600 m².


THE Land: 55 hectares of freehold land alternating between pine forests, footpaths, vineyards and olive groves. The soil is being prepared for planting, ensuring the sustainability of the plots.


The vines are planted in plots that are easy to work, in beautiful valleys bordered by woods or terraces. There are 30 hectares in total, including 24 hectares of Aop Côtes de Provence and 3 hectares of Igp + 3 hectares of Aop plantations. The vineyard has been the subject of considerable attention and has been renewed over the last 10 years.


THE Farm: This estate mainly offers two ranges in three colours, as well as sparkling wines.

A tasting and sales cellar welcomes customers to the estate.

An Earl (agricultural limited liability company) cultivates the vines and produces the wines, while an Sarl (limited liability company) handles marketing and trading. Distribution is divided between France, the hotel and restaurant sector, supermarkets and exports.


Both companies generate attractive Ebitda.


Our Opinion: Ideally located, this property has great potential for further development. In its current state, the bastide can be rented out, but it could also be used to host large receptions and events. The château could offer accommodation in cosy, renovated rooms offering comfort and Provençal authenticity. Since 2024, the estate has been hosting weddings, an activity that is set to continue. Its image of quality and reputation, built up over many years, can serve as a solid foundation for a new adventure for the estate.
