With panoramic mountain views, spacious open-plan living, multiple terraces, a large garden and a double garage, the property offers a wonderful combination of comfort, space and practicality. With the bus route nearby and the centre of Morzine just a short walk away, it is ideally placed for year-round Alpine living, with easy access to skiing, mountain biking and hiking.
Location & Setting
Ideally positioned directly opposite the Nyon cable car and on the local bus route, this beautifully designed chalet offers easy access to the mountains in every season. In winter, the cable car provides direct access to the ski area, while in summer the surrounding trails are right on the doorstep, making this an ideal base for mountain biking and hiking as well as skiing. The chalet combines generous living space, high-quality finishes and far-reaching mountain views. Its elevated south-west facing position brings plenty of natural light throughout the day, while the peaceful setting offers a wonderful sense of space despite being just a 10 minutes' walk from the centre of Morzine.
Living Spaces
The main living space occupies the top floor, creating a bright and airy environment beneath a high vaulted ceiling. Large windows frame the mountain views, while the open-plan layout naturally brings together the kitchen, dining and sitting areas. The bespoke kitchen sits alongside a generous dining area and breakfast bar, making this a practical space for everyday family life as well as entertaining. The comfortable sitting area is centred around an impressive double-sided fireplace, adding warmth and character during the winter months. A separate office corner provides a useful space for working from home, while the large recessed balcony offers a lovely spot to sit outside and take in the views.
Bedrooms & Flexible Space
The accommodation is arranged over three floors, giving the bedrooms and living areas a good degree of separation. Four of the bedrooms are located on the first floor, each with its own bathroom. The principal bedroom is particularly generous, with built-in wardrobes and a spacious en-suite bathroom offering both a bath and separate shower. The remaining bedrooms are also well-sized, with each benefiting from access to either a balcony or terrace. A fifth bedroom is located on the ground floor, together with its own en-suite shower room and access to a private terrace. This works particularly well for guests, older children or anyone wanting a little more independence. The ground floor also offers a versatile room currently used as a gym. Depending on the needs of its new owners, this could equally become a playroom, home cinema, games room or a quiet additional living space.
Everyday Living
The chalet has been carefully designed with everyday living in mind. The spacious entrance hall includes built-in storage for coats, boots and outdoor equipment, with direct access to the large double garage and utility room. There is ample space for cars as well as skis, snowboards, mountain bikes and all the equipment that comes with an active Alpine lifestyle. Three additional parking spaces are available outside. The chalet benefits from an air-source heat pump supplying the underfloor heating and hot water system, contributing to its excellent energy performance. Outside, the generous plot provides a good balance of privacy, garden space and outdoor living. The elevated position gives the property a wonderful sense of openness, with the surrounding mountains providing an ever-changing backdrop throughout the seasons. With the centre of Morzine approximately 10 minutes' walk away, the village's restaurants, shops and amenities are within easy reach, while the chalet remains peaceful and private. Combined with its excellent access to the Portes du Soleil, the property is equally suited to winter skiing and summer mountain activities. With its generous proportions, five bedrooms, multiple outdoor spaces, excellent views and flexible additional rooms, this is a chalet that works equally well as a family home, second home or high-quality Alpine retreat.
The Village
Morzine is an authentic Savoyard village with a strong sense of Alpine character and community. Traditional wooden chalets, slate-roofed buildings and mountain streets give the village a timeless feel, while its lively centre, local businesses and year-round community make it much more than a seasonal ski resort. Morzine has everything you could want from a modern Alpine destination. The village has a fantastic choice of restaurants, from traditional Savoyard cuisine to more contemporary dining, alongside lively bars, cafés and après-ski spots. There is a real social atmosphere here, but it remains relaxed and welcoming, with a strong community of both local residents and international families who have made Morzine their home. Morzine is a year-round village. Winter brings skiing & snowboarding while the summer months transform the mountains into a playground for mountain biking, hiking, road cycling, trail running, lake swimming and a host of other outdoor activities. The inter-season periods retain a quieter pace, but the village continues to function as a community, with shops, restaurants and services supporting those who live here throughout the year. Its position within the Portes du Soleil is one of Morzine's greatest advantages. From the village, you can ski across to Les Gets in one direction or over to Avoriaz and onwards to the Swiss resorts of the wider area.
