Property Description
This is a house with real presence, tucked behind a gate in the heart of historic Pézenas. Step inside and the courtyard reveals itself as a genuine oasis: a lush Mediterranean garden, a swimming pool, sun-dappled patios and a custom-made pergola for shaded meals. The house itself recalls an Italian palazzo, with soaring ceilings, an original stone staircase and historic arches running through three floors of generous living space. Practical comforts have been added without disturbing the character, including reversible air heat pumps.
Property Layout
Ground floor: The main entrance leads into a hall, from where a wine cellar and the stairwell are reached. An original stone staircase, lined with historic arches, leads up through the house. Large glass doors open from a generous living space, with a kitchen area, directly onto the courtyard. A loft above offers extra sleeping space, alongside a separate toilet and storage room.
First floor: Halfway up the staircase, a bedroom is tucked in. The first floor itself opens into a large living and dining room, with four glass doors leading out to a terrace that runs the full length of the facade. The well-equipped kitchen also opens directly onto this terrace. Two further bedrooms and a bathroom (washbasin, shower, bathtub, WC) complete this floor.
Second floor: A spacious living room, which could equally serve as an extra bedroom, sits alongside a room fitted with wardrobes, a further bedroom, and two bathrooms (one with bathtub and washbasin, one with shower, washbasin and WC).
Exterior: The gated courtyard garden is planted with easy-care, evergreen and flowering Mediterranean species, including citrus trees, oleander, bougainvillaea, and calla lilies. A custom-built pergola provides shade for outdoor dining and relaxing, alongside the pool and its outdoor shower. There is space to park a car in the gateway leading to the garden.
Extras: Heating and cooling are provided by reversible air heat pumps, with a good energy value.
Pézenas is home to around 10,000 people and is hugely popular with holiday makers and second home owners. Known as Molière's Town, it sits at the beginning of picturesque rolling countryside that leads up to the Montagne Noire further north. Pézenas is a local centre for antiques and arts and crafts - with two giant antiques and brocante fairs per year - and plays host to some of the region's finest restaurants. The town's weekly Saturday morning market is also a huge draw. The town is within easy reach of Béziers and the coast.
