The site is essentially a peaceful valley, protected from external noise from the surrounding higher ground of the vineyards, and with a private lake in the middle of the site.
It has substantial walls, rooms and ramparts of a 12th Century Fortress, named the Old North Chateau ( Vieux Chateau Nord) which gives rise to the sites name.

The Lake is manmade, and is approximately 35,300sq.m in Area. It is fed by the River Lardot. The Lake is teeming with fish, including Very large Carp, Bream, Perch, eel and Tilapia. The landscape is inhabited all year round by Birdlife and butterflies, Rabbits, Wild boar (Sangliere) and deer to be found roaming the pastures and the northern area of the property.
The Northern area of forest, bounding the lake is zoned for substantial Tourism development, as is part of the southern lakeshore. This is part of the regional Development Plan approved and supported by the Mairie.
The Architect / Owners have created a number of masterplans to demonstrate its potential as a villa and tourism destination.
Location
Le Vieux Chateau Nord estate is located on the edge of the hamlet of Fougueyrolles in the Dordogne.
The estate is 7 minutes' drive from Ste-Foy-La-Grande, an historic fortified town located on the Dordogne River.
The property is in the middle of the most renowned, and some would say, best wine making region in the World.
There are 31 famous AOC “Appellation d’Origine Controlee” around Fougueyrolles, including all of the Bordeaux famous regions of Pomerol, Saint- Emilion, Medoc, Montbazillac and Graves.
The Vineyards surrounding the property have exceptional winemakers, who each create an enormous range of different types of wine, from full bodied reds to light Crémant de Bordeaux, and everything in between.
Access
Located in the heartland of the Dordogne, the estate is 1 hours drive from Bordeaux,
25 minutes' drive from Bergerac and 35 minutes' drive to St Emilion or Eymet.
Access to the estate is by means of a private gated driveway, the entrance to which is located off the D708.
Interior
The existing commercial premises has been fitted with an electric car port and so can serve a host of functions, from public gatherings, vinicultural activities as well as a warehouse facility. There is potential to convert the existing first floor conference facility (100sq.m) into a 2-bedroom apartment, facing the lake, subject to local Mairie approval.
The second building consists of a licensed bar, with small back-of-house office, kitchen and storage cockloft.
The main lounge area has a large fireplace, with windows facing the lake. In the basement are changing facilities, showers, and male and female toilets (rather dilapidated) and a garage to house the tractor " Bessie" which is used to mow the 5 Ha lawn.
Exterior
The landscape of the estate is absolutely breathtaking and is managed and manicured by a landscape gardener every week.
The property includes over 1,700 trees, including ancient oaks, boxwood, willows, ash, alder and stands of bamboo.
The Old North Chateau displays the former grandeur of this 12C fortress, with battlements, window apertures, chimney breasts and fireplaces all still intact.
There are a number of other historical constructions on the site, including two natural springs adjacent to the Lake, steps and washing platforms on the banks of the River Lardot as it enters the lake.
The owners commissioned an extensive Environmental Impact Study, carried out in June 2020 by a local Bureau d'Etude, for the development of the site as a Tourism Villa Community.
