Interior
The house comprises the following on the ground floor:
- an entrance opening onto the living room, with a dressing area (6.62 m²) and a toilet compliant with accessibility standards (2.25 m²)
- a bright living room of approximately 28.07 m² with large windows, leading to the kitchen and dining room for easy flow
- a fitted and equipped kitchen (induction hob, extractor hood, high-quality stainless steel sink, dishwasher) of 12.25 m²
- an adjoining dining room for family and friends, of approximately 13.50 m²
- a utility room of approximately 9.39 m², useful for storing laundry and household essentials.
- Also on the ground floor, a bedroom (or office, as you prefer) of 10.50 m²
with a hallway leading to a private bathroom with a vanity unit and a walk-in shower (5.25 m²)
As is typical of a timber-framed house, the flooring is made of rectified solid oak (some knots have been filled). The walls are made of tongue-and-groove boards painted white with a natural linseed oil.
The house was designed to be as natural and eco-friendly as possible, with excellent insulation to reduce energy consumption throughout the year, as well as in the choice of building materials. A "Panzetti" wood-burning stove, an Italian brand with heat storage, heats the entire house, reducing the electricity bill to €72/month.
A solar water heater with a panel detached from the roof provides hot water autonomy from April until October/November... depending on the season and the weather!
Next, you will access the upper floor via a beechwood staircase, which makes a quarter turn at the top.
This leads to:
- a relaxation or play area for children,
- four bright and spacious bedrooms with high ceilings (three averaging 10.50 m² and one 13.60 m²),
- a bathroom with a bathtub, double vanity, and two storage columns (6.78 m²),
- a separate toilet (1.42 m²).
Finally, you will enjoy:
- a second, more intimate office space.
Total area approximately 165.96 m²
