Property Description

Summary
Residential Farmhouse (135m2) with large barn (used to milk up to 40 cows) and a big hangar (300m2) where
straw balls used to be stored during winter.
39 hectares of agricultural land mostly all around the farmhouse.
The farm is located in Dordogne at the border with Charente.
The main house has 4 bedrooms with 5 double beds (100m2). There is also an annex (35m2) that could be
rented or used for having visitors staying over at the farm.
Peaceful and quiet area with a lot of sunny days during summer.
No surrounding neighbours.
This farmhouse is for sale as the last farmer in the family has retired a couple of years ago.
The 39 hectares can easily be rented to the local farmers as the soil is ideal for cereals (profitable business).
The owner of the farmhouse lived at the house up to her 90s hence as all good renovation projects, a big skip
will be needed. Both the farmhouse and the barn will need to go through a renovation process but the
opportunity is real.
The large barn has a potential for a conversion (additional accommodations, ”gîte” development / equestrian
potential / indoor and outdoor swimming pools and also a tennis court using the manure storage basement).
The farmhouse has two water drinkable springs and one of them located near a wood has a pumping system
to take the spring water to the barn. The water pump was not used for a long time as the main
water was used instead hence all the pumping systems will need to be commissioned.
All the furniture will be sold with the farm. Two bedrooms have 100 years old antique wooden beds and cupboards.
The dining table in the kitchen can get together up to 10 people. The house is sold with all necessary for cooking and eating at the house.
There is a small cellar where up to 6 oak barrels can be filled in with red or white wine. The farm used to have
its own vineyard, but the land was converted to produce cereals (but it could be converted back again to a
vineyard and to produce your own red and white wines).
There is also a potential for creating a large fishing lake using the water from the springs.
The land has also two wood forests hence there is enough wood to put in the wood burners during winter.
The farm has also two big chimneys (one in the main building and the other one in the annex).
The farm used to have a large garden hence the possibility to grow your own vegetables.
There is also a modern building next to the barn where it is possible to breed up to 10 pigs or to have some
goats.
Possibility to park up to 4 cars indoor.
Shops and primary school 15 minutes away from the farm.
International airports:
Bergerac - flights to London Stansted, Liverpool, East Midlands, Bristol, Bournemouth, Brussels Charleroi and Porto.
Bordeaux - flights to many destinations.
International train station (45 minutes from the farm) => Angoulême with high speed train TGV to Paris (2.5 hours) and also Bordeaux (35 minutes).
Local beach areas: Royan (atlantic ocean).
Places to visit:
Grottes de Lascaux with over 600 parietal wall paintings,
Cognac and its surrounding wine-growing region.
Also many local village fairs or fêtes during the summer.

The neighbors are very friendly and it would not be difficult to find people able to help you settle in and bring everything that is missing for the renovation (tractors with trailers, digger, cement mixers...). It happened in the past when an English couple moved from UK and they bought an old house and turned it into a country house with a swimming pool :).

Revenue Generation
The 39 hectares can easily be rented to the local farmers as the soil is ideal for cereals (profitable business).
The farm can be mostly self-sufficient as you will have spring water, fruits and vegetables. You could have cows for milk, goats and pigs. Also if you can start your own vineyard, you will produce your own wine (red, white or rosé).
The plantation of walnut trees can also generate some revenues.
